Susanne Fritz Architekten was commissioned with the remodelling and extension of an apartment building in Arbon. The building, which was constructed at the turn of the century, is located in the immediate vicinity of the Arbon SBB railway station. In order to upgrade the building and reposition it on the rental market, it underwent a complete core refurbishment. The previously small-scale floor plans on all floors were designed as modern flat layouts to ensure a contemporary living experience.

The newly designed, spacious floor plans of the 4.5-room flats feature a bathroom with bathtub and a guest bathroom with shower. A modern eat-in kitchen opens onto a loggia to the north and the living room to the south. To fully utilise the living space of the building, the existing roof structure was reinforced, insulated and rebuilt. A space-saving staircase connects the third floor and the newly created top floor to form a maisonette with a roof terrace. Generous gables transform the previously unused attic into a light-flooded studio.

A mosaic floor, hidden under layers of flooring from earlier renovations, was restored by hand. The original and now covered wooden staircase was also repaired and refurbished. In the interests of sustainability and the circular economy, materials were generally preserved and reused as far as possible. Radiators were replaced by low-temperature underfloor heating, triple-insulated windows were installed and the roof was renovated to make it more energy-efficient. The colour concept of the façade is based on the existing listed building. The roller shutter boxes were removed in favour of increasing the window light and replaced with fabric blinds.
